One rule to follow is never build something that you yourself would not chose to dwell in. If people applied the rent they have paid-in, to a down payment, then in two years the down payment is paid. Instead of building apartments that no one will purchase, why not build charming casitas that are investment grade? Start people in a plan-to-purchase home. Do not build low-cost. Build to last for generations. In terms of the economy in Santa Fe, consider a television station. I served at NBC in Burbank for ten years as an art director, producing television. We employed people in news, administration, and programing. Union employment pays an average if 50 K a year with benefits. If we re-open the College of Santa Fe that offered a film production, writing, and a traditional undergrad program, we could train and employ people. I possess a bachelor of art degree and I was successfully employed in television. The economy is not being nurtured, and housing reflects a lack of commitment to the people in Santa Fe. If we encourage our creative community to write, for example screen write, the community can produce their own material.

I wrote my first screenplay at 23, and it was produced on The Comedy Channel.

Obviously the C-19 epidemic makes this work more important than ever. And it goes without saying that we'd be far better equipped to deal with the coming housing crisis if we had more resources in our Housing Trust Fund.
