Cedar Park, the new, mixed-use project located near the intersection of St. Francis Drive and St. Michael's Drive, is built out, reports listing agent Gary Bobolsky of Sotheby's International Realty. The five 2-story buildings in a "U" shape create a commercial auto plaza, so there is lots of parking.

The C-1 commercial "warm shell" space totals nearly 25,000 square feet and is available in units from 600 to 7,300 square feet.

The second floors hold 17 residential spaces ranging from 1,088 square feet to 1,140 square feet. All with two bedrooms and two bathrooms, they feature fireplaces; Kolbe low-E, wood-clad windows; energy-efficient recirculating hot water systems, which offer instant hot water at the faucets; wiring for data and security; and view decks. Available custom finishes include granite countertops, stainless-steel appliances, and Brazilian cherry or concrete floors.

A recent tour of an upstairs residential unit in Building A revealed a clean, 2-bedroom condo, with carpeting, a gas fireplace, and balcony. The listing price was $298,000.

"This is five buildings and the top level is all designed to be residential, and 25 percent can be office space. Then downstairs we have C1 commercial space," Bobolsky said. "We have ophthalmologist Jerald Littlefield; dentist William Parker, who is the developer and owner; and dentist William Schackel. The orthopedic group with Brant Bair, Steven Weiner and several other doctors will lease 9,600 square feet. These can be purchased or leased. Littlefield bought his space."

Heating and cooling is delivered by a high-tech Evapco "geothermal" system that uses the stable temperature beneath the soil surface to temper water that circulates into the units, requiring little energy-consuming heating and cooling.

All five buildings are served by two gas-fired boilers and two cooling towers. One heat pump is included in the price of each 1,200-square-foot office or residence, and the owner can add a heat pump for additional zones if desired.

There are three "affordable" units, as per city ordinance, and three of the buildings have full basements.

The contractor on the Cedar Park project was Lockwood Construction. Mañana LLC is doing the tenant improvements.
